Meridian office building in Columbia, South Carolina is the first high rise development in the downtown area since the late 1980's. The traditional design embodies Columbia’s historic character. This design/build project consists of a 17-story, 356,000 sf "Class A" office tower with an architectural precast and tinted glass exterior and 1,000 space pre-cast parking deck. The 72 foot steel roof arc with aluminum clad fins runs the length of the building distinguishing this building in Columbia's skyline. The roof arc covers an ornate terrace and garden uniquely designed for the primary tenant, Nelson & Mullins law firm. This terrace offers spectacular views of downtown Columbia and the State Capital and provides Nelson & Mullins with an exclusive entertainment venue. The firm occupied the upper seven floors of the building. Holder Construction's Interiors Group completed the tenant build-out for Nelson & Mullins under a separate contract.
Tracking and reporting the project with multiple budgets was important to the client's funding strategy. Holder gained an understanding of the reporting requirements and estimated and tracked all costs as separate “projects” within the overall estimate. When procuring the subcontractors, Holder developed a detailed description of the reporting requirements to separate the costs to ensure the subcontractors understood these requirements while they estimated the project. Working under a fast-track approach, Holder's initial efforts defining the budget accountability requirements allowed Holder to price the design packages in the field without scope gaps, ensuring a complete and accurate estimate of the overall cost.
