Located in downtown Winston-Salem, One West Fourth Street is a 13-story, 200,000 square foot, office building. The exterior skin is a mix of architectural precast and granite with rooftop towers that set the building apart from its historic neighbors. This high quality commercial Class "A" office building landed major leases before the construction completed. Holder also completed the tenant build-out for Wachovia and the law firm of Womble, Carlyle, Sandridge and Rice.
The primary challenge of the project was maintaining project budget requirements while maximizing exterior and interior high end finishes with feature elements without sacrificing long term performance of building structural, mechanical, electrical systems. A key program element was the rich, highly detailed exterior skin. The team did not compromise on the quality of the building materials or design details and worked together to maintain the fixed budget. Through a team approach, Holder evaluated the precast, granite and glass exterior skin, and performed an in depth value analysis and options analysis studies. Without altering the precast and granite ratios, Holder worked with the owner, design team, and precast manufacturer to develop cost effective details, shapes, panel weights, mix designs, and erection sequences. Holder incorporated more than $2.00/SF of exterior skin costs without changing the exterior building aesthetic.
Additional leasable area was added to the program with only a slight day one premium based upon unforeseen conditions relative to existing building basement areas not delineated in the survey. Holder enhanced the strength of the pro-forma by adding additional leasable space in the basement at only a slight premium to the day one costs. Holder developed a strategy to upgrade the main and tenant lobbies if savings were realized during the foundation and structure construction of the project. By selecting materials readily available on a short notice, Holder released project savings/construction contingency to allow approximately $500,000 of interior finish scope enhancements to be installed.
